In the Name of God Amen I Mary Yates of Henley in Arden in the County of Warwick Widow do hereby revoke all former Wills by me at any time heretofore made and do make and declare this to be my last Will and Testament ffirst I do hereby order and direct my Executrix herein after named to Pay out of the Rents and Profits of my estate unto my Brother James Baker his Executors and Administrators the Sum of Sixty Pounds which I stand lawfully indebted to him at the Rate and Proportion of Ten Pounds a Year until the whole shall be discharged I give and devise all my Messuages Lands Tenements Bakehouse Grounds Gardens and Hereditaments with their and every of their Appurtenances situate lying and being in Henley in Arden aforesaid unto my daughter Rachel Chambers now the Wife of Charles Chambers of the Inner Temple London Gentleman and the Heirs male of the Body of my said Daughter Rachel lawfully begotten or to be begotten and for want of such Heirs male To the right Heirs of my grand Daughter Elizabeth Chambers Daughter of the said Rachel Chamebrs for ever Item I give and bequeath all my money Goods Chattels and Personal Estate of what nature or kind soever or wheresoever unto my said Daughter Rachel Chambers To and for her own use and benefit absolutely And lastly I make and appoint my said Daughter Rachel Chambers sole Executrix of this my Will In Witness whereof I have hereunto set my hand and Seal this twenty eighth day of June in the Year of our Lord one thousand seven hundred and sixty five Mary Yates
