This is the last Will and Testament of me Jane Tickner of Shere in the County of Surry Widow I direct in the first place that all my just debts funeral and testamentary expences be fully paid I give and bequeath unto my daughters Mary ffinch of Ashtead in the said County Widow and Ann Brown of Shere aforesaid Widow all my Clothes wearing apparel and linen to be equally divided between them I Give and devise unto my Children the said Mary ffinch and Ann Brown James Tickner William Tickner Philip Tickner and John Tickner All that my undivided moiety or half part of and in a certain ffreehold house with the Appurts situate in Montpelier Row in the City of Bath and being No 3 in the said Row To hold unto them the said Mary ffinch and Ann Brown James Tickner William Tickner Philip Tickner and John Tickner their heirs and Assigns for ever as tenants in common and not as joint tenants But in case any or either of them my said Children shall die in my life time Then I do hereby give and bequeath the undivided sixth part of any one of my said Children so dying of and in the said moiety unto and equally between his or her lawful Children their heirs and assigns for ever if more than one and if but one Child then to such child his or her heirs and assigns for ever But if either of my said sons shall die in my lifetime leaving no Children lawfully begotten but leaving a wife then I give the part or share of any such Son so dying of and in the said Premises to the said wife her heirs and assigns for ever and in case any of my said Children shall die in my life time leaving neither a Child or Children or a wife then I give the part or share of any one of my said Child so dying of and in the said moiety unto and equally among all and every the survivor and survivors of them my said Children living at my decease their his or her heirs and assigns for ever and I give and bequeath unto my said daughter Ann Brown All my household Goods and ffurniture and the rest and residue of my personal estate and effects and do request her to permit such of my Children as shall be desirous so to do to take each & any trifling Article of mine to be kept in remembrance of me And I hereby nominate constitute and appoint my said Son William Tickner of Lambeth in the said County of Surrey Carpenter and the said Mary ffinch joint Executrix and Executor of this my Will and revoke all former wills by me made In witness whereof I have hereunto set my hand and seal the twenty first day of May in the Year of our Lord one thousand eight hundred and twenty one The mark and Seal X of Jane Tickner
