The Will of James Graham Ruff

 

This is the last Will & Testament of me James Graham Ruff of Sunbury in the County of Middlesex Baker I order and direct all my just debts funeral expences and the charges of proving this my Will to be duly paid and satisfied I give and devise all that my freehold messuages or tenements Bakehouse and outbuildings with the Appurtenances situate and lying at Sunbury aforesaid and now in the occupation of myself and James Shotter and Isaac Hale unto my dear Wife Jane Louisa Ruff for and during the term of her natural life for the support and maintenance of herself and children and from and immediately after the decease of my said Wife I give and devise all the same premises with the Appurtenances unto my two only children James Graham Ruff and Louisa Graham Ruff as tenants in common and not as joint tenants their heirs & assigns for ever I give & bequeath unto my said Wife the use of all my household goods furniture Plate linen China Pictures and other household Articles and things belonging to me at my decease for and during the term of her natural life And at her decease I direct my Plate to be divided between my said Son and Daughter equally if both shall be then living but if either of them shall die in her lifetime then the whole to go to the Survivor of them and if both of them shall die in the lifetime of my said Wife then the same to become and be considered as part of the residue of my Estate and the rest of the household furniture goods and things I direct to be sold and the money arising therefrom to belong to my son and daughter at their respective ages of twenty one years in equal shares and proportions and in case either of them shall die under the age of twenty one years the whole to belong to the other of them and if both of them shall die under the age of twenty one years then the same shall fall into and become and be considered as part of the residue of my personal Estate I give and bequeath the Goodwill of my business of a baker now carried on by me at Sunbury aforesaid and all my Stock in trade implements and utensils in trade book and other debts ready money Notes Bills bonds and other Securities for money and all the rest and residue of my personal estate and effects unto my said Wife Jane Louisa Ruff absolutely I appoint my said Wife and my brother in law Thomas Benn of Hampton in the said County of Middlesex Baker & my friend John Wixon of Hampton aforesaid Bricklayer jointly and severally guardians of my said children during their minorities and I constitute my said Wife and the said Thomas Benn Executrix and Executor of this my Will And I do hereby revoke and make void all former and other wills by me at any time heretofore made & declare this to be my last Will & Testament In Witness whereof I the said Testator James Graham Ruff have hereunto set my hand and seal the sixth day of November One thousand eight hundred and twenty one James Graham Rough
