I Elizabeth Rowlatt of Drayton in the County
of Leicester Widow Do hereby revoke all Wills Codicils and other
testamentary dispositions made by me at any time heretofore and do
declare this to be my last Will and Testament ffirst I give and
devise all that my Close Piece or parcel of land or ground situate
lying or being in the maner or Lordship of Great Easton in the said
County of Leicester and now in the occupation of William Ward
containing by estimation three acres and three roods or thereabouts
(be the same more or less) And also one undivided moiety or half
part of All the rest residue and remainder of my freehold and
copyhold messuages lands tenements and real Estates whatsoever and
wheresoever and of what tenure or quality soever (except my Close of
land hereinafter devised to my daughter Ann Dixon)which I now or
shall have at the time of my decease be seized of interest in or
entitled to in possession reversion remainder expectancy or which in
exercise of any special power I am authorised to appoint or dispose
of by this my Will with the rights members and Appurts thereto
belonging To such uses and upon such trusts and to and for such ends
intents and purposes and under and subject to such powers provisos
agreements to and declarations as my Son in law William Ward of
Drayton aforesaid and Elizabeth his Wife shall by any deed or deeds
instrument or Instruments in writing with or without powers of
revocation and new Appointment to be by them sealed and delivered in
the presence of and attested by two credible witnesses shall jointly
direct limit & Appoint And in default of such direction limitation
and Appointment And so far as the same shall not extend To the use
of the said William Ward and Elizabeth his Wife during their joint
natural lives And immediately after the decease of either of them To
the use of the heirs and Assigns of the Survivor of them the said
William Ward and Elizabeth his Wife for ever I give and devise all
that my close piece or parcel of land or ground in the Lordship or
liberties of Great Easton aforesaid late in the occupation of Samuel
Tirrell Butcher and now in the occupation of containing by
estimation ffour Acres or thereabouts (more or less) And also one
undivided moiety or half part of all the rest residue and remainder
of my freehold and copyhold messuages lands tenements and real
Estates whatsoever and wheresoever and of what tenure or quality
soever which I now or shall have at the time of my decease be seized
of interest in or entitled to in possession reversion remainder
expectancy or which in exercise of any special power I am authorised
to appoint or dispose of by this my Will with the rights members and
appurtenances thereto belonging unto my daughter Ann Dixon her heirs
and Assigns for ever Also all my personal Estate and Effects
whatsoever and wheresoever and of what nature kind or sort soever
the same may be or consist of at the time of my decease I give and
bequeath the same and every part thereof unto my said daughters
Elizabeth the Wife of the said William Ward and Ann Dixon their
Exors and Admors for their own use and benefit in equal shares and
proportions And I appoint the said Elizabeth Ward and Ann Dixon
Executrixes of this my last Will and Testament In Witness whereof I
the said Elizabeth Rowlatt have to this my last Will and Testament
set my hand and seal this fourteenth day of April One thousand eight
hundred and twenty six Elizabeth Rowlatt
