This is the last Will and Testament of me John Philpot of 20 Montague Street Russell Square in the County of Middlesex Gentleman I give devise and bequeath all my real and personal estate and effects of what nature or kind soever and wheresoever situate of or which I shall or may be seised possessed or entitled or over which I may have any disposing power at the time of my decease unto my dear wife Elizabeth Mary Philpot her heirs executors administrators and assigns according to the nature and quality of such estates respectively And I give devise and bequeath unto the said Elizabeth Mary Philpot her heirs and assigns all such real estates as may at the time of my decease be vested in me as mortgagee or trustee subject to such equities and trusts as shall or may for the time being affect the same respectively And I appoint the said Elizabeth Mary Philpot sole Executrix of this my last Will and Testament In witness whereof I have hereunto set my hand this twenty fourth day of July one thousand eight hundred and sixty two John Pritchard

This is a Codicil to the last Will and Testament of me John Philpot of Lyme Regis in the County of Dorset and 28 Southampton Buildings in the County of Middlesex Gentleman which said Will bears date the twenty fourth day of July one thousand eight hundred and sixty two I nominate and appoint my Son Frederick Freeman Philpot to be Executor of my Will jointly with my wife Eliza Mary Philpot therein named And I hereby revoke the devise in my said Will to the said Eliza Mary Philpot of all estates vested in me as mortgagee or trustee And I give and devise to my sons Robert Philpot and the said Frederick Freeman Philpot their heirs executors administrators and assigns all such estates of what nature or kind soever as are now vested in me as mortgagee or trustee to hold the same unto and to the use of the said Robert Philpot and  Frederick Freeman Philpot their heirs executors administrators and assigns for all my estate and interest therein subject nevertheless to the several trusts and equities affecting the same respectively. And in all other resepcts I confirm my said Will In Witness whereof I have hereunto set my hand this seventeenth day of March in the year of our Lord one thousand eight hundred and seventy six John Philpot
