This is the last Will and Testament of me
Jonathan HANKINSON of BARTON upon IRWELL in the County of
Lancaster. First I order and direct all my just debts funeral
and testamentary expences to be fully paid and satisfied with
all convenient speed after my decease. I give devise and
bequeath all that my leasehold messuage or Dwellinghouse situate
and being numbered thirty one in Lombard Street in Manchester in
the said county now in the occupation of John LOWE as tenant
thereof with the several rights members and appurtenances
thereto belonging unto my son in law Matthew FYNES of Manchester
aforesaid Tallow Chandler and his assigns for and during the
term of his natural life, subject to the payment of the rent and
reservations reserved by the Indenture of Lease under which I
hold the same and to the performance of the covenants conditions
and agreements in the same Indenture contained and from and
immediately after the decease of the said Matthew Fynes I give
devise and bequeath the said Messuage or Dwellinghouse subject
as aforesaid unto my granddaughter Ellen FYNES the daughter of
the said Matthew Fynes her Executors administrators and assigns
for the residue then to come and unexpired of the said term
granted by the same Indenture of lease.
I also give and devise unto my daughter Ellen LANCASTER wife of
William LANCASTER of Barton upon Irwell aforesaid Bricklayer all
those my Five Freehold Cottages or Dwellinghouses situate in
Eccles in the County aforesaid in the several occupations of
John HAMLETT, Joseph LOFTHOUSE, Charles HAMLETT, Adam CHAPMAN
and James HAMLETT with the rights privileges and appurtenances
thereunto belonging for and during the term of her natural life
without impeachment of waste and from and after her decease then
I give and devise the same Cottages Messuages or Dwellinghouses
unto her husband William Lancaster for and during the term of
his natural life without impeachment of waste and from after his
decease then I give devise and bequeath the same as follows that
is to say two of such in the several occupations of John Hamlett
and Joseph Lofthouse with the Loomhouse in the occupation of the
latter and the rights members and appurtenances thereto
belonging unto my granddaughter Anne BANNISTER Wife of William
Bannister of Eccles aforesaid Gardener for and during the term
of her natural life and from and after her decease then I give
and devise the same unto the child if only one wholly or to the
children if more than one of my said granddaughter in equal
shares as tenants in common.
Another of such cottages in the occupation of Adam Chapman with
rights members and appurtenances thereto belonging I give and
devise unto my granddaughter Sarah LANCASTER another daughter of
the same Ellen Lancaster her heirs and assigns for ever and the
remaining Cottage in the occupation of the said James Hamlett
with the rights members and appurtenances thereto belonging unto
John LANCASTER a son of the said William Lancaster by a former
wife. To hold the same to him his heirs and assigns for ever.
And as to the rest residue and remainder of my freehold and
personal estate and effects whatsoever and wheresoever I give
devise and bequeath the same with the rights members and
appurtenances thereto belonging unto my daughters the said Ellen
Lancaster and Mary PEARSON wife of John Pearson of Dumplington
within Barton upon Irwell aforesaid their heirs executors
administrators and assigns for their absolute benefit according
to the nature and quality thereof respectively except so much of
the said residuary freehold and personal estate as may be vested
in me as a mortgagee or Trustee which I give devise and bequeath
unto the said John Pearson and William Lancaster their heirs
executors administrators and assigns subject to the trusts and
equities affecting the same respectively.
I declare that their receipts or the receipt of the survivor of
them shall effectually exonerate mortgagees and others paying
monies to them or him from all liability in respect of the
application thereof. And I absolve the said John Pearson and
William Lancaster from responsibility for the receipts and
defaults of each other and for involuntary losses. And also
authorize them to retain and allow each other all expences
incurred in or about the execution of the trusts of my will. And
I appoint the said John PEARSON and William LANCASTER Executors
of this my Will hereby revoking all former will or wills by me
made.
In Witness whereof I have hereunder set my hand this nineteenth
day of February one thousand eight hundred and forty seven.
Signed by the said Jonathan Hankinson the testator in the
presence of us present at the same time who in his presence at
his request and in the presence of each other have herewith

1st March 1851 John Pearson and William
Lancaster Executors sworn in common form and made oath that the
personal Estate and Effects of the Testator within the Diocese
of Chester were under the value of Fifty Pounds.
Note added 'The Testator was a Cordwainer
and died the ninth day of November 1850'
