In the Name of God Amen I Richard Eastland of Mitcham in the County of Surry Shop Keeper do in consideration of the uncertainty of Human life make this my last Will and Testament in manner and form following (that is to say) I Give and bequeath to my Son James his Heirs and Assigns for ever All my ffreehold Estate in Church Lane in Mitcham aforesaid and now in the Tenure or Occupation of John Phipps I Also give him in Money the Sum of One hundred Pounds to be paid him within one year next after my Death I Give and bequeath to my Son Blackwell Richard his Heirs and Assigns for ever all my Copyhold Estate now in the tenure or Occupation of James Wilson and       Jacobs on Account of the New Erected Tenement Built on the said Copyhold Estate with the Twenty Pounds his Godmother Margaret Legg left him I Also Give him in Money the Sum of One hundred Pounds to be paid him in one year next after my Death All the residue of what I Die Possessed of am Intitled to or Interested in at the time of my Death I leave to my three Daughters Mary Anne and Sarah share and share alike and do appoint them my Daughters Executors of this my last Will and Testament And Lastly I hereby Revoke and make void all Wills and Testaments heretofore at any time by me made and do Declare that this shall Stand and be my last Will and Testament In Witness whereof I have hereunto set my hand and Seal this Tenth day of August In the year of our Lord One thousand Sven hundred and fforty five Richard Eastland   (Attestation Clause)   H Hawkins   Wm Moore    James Mitchell   Proved at London 15 February 1757 to Sarah Eastland Spinster the surviving Executrix
