This is the Last Will and testament of me
WILLIAM DIXON of Dartmouth Place, Blackheath in the County of Kent
Esquire being through the mercy of God of sound mind and
understanding direct that all my just debts and funeral and
testamentary expences and the charges of proving this my will be
paid and satisfied as soon after my decease as conveniently may be
and that the same may be solely chargeable upon and payable out of
the residue of my estate and effects hereinafter bequeathed I give
and bequeath unto my daughter MARY DIXON £100..... for her own use
not to be paid her within one month after my decease. I give and
bequeath to my daughter LOUISA DIXON £100 not to be paid within one
month after my decease .....
I give and bequeath unto OLINTHUS GILBERT
GREGORY Doctor of Laws and Professor of Mathematics in the Royal
Military Academy at Woolwich in the County of Kent and JOSHUA
RUSSELL of ?saint? Street Southwark in the County of Surrey
gentleman two of my executors hereinafter named the sum of £100
each .... I give and devise all those my five freehold farms with
the messuages or tenements lands and the hereditaments thereto
situate and being in Bishop Dale in the Township of Thoralby in the
County of York which said farms mesuages or tenements lands .....
are now respectively in the tenure or occupation of RICHARD THWAITE,
CHRISTOPHER BUSBY, JEFFREY HESELTINE, JOHN HAMMOND and WILLIAM
HAMMOND ..... unto and to the use of my eldest son CHARLES DIXON,
OLINTHUS GILBERT GREGORY and JOSHUA RUSSELL ...... upon the trusts
and for several intents and purposes hereinafter mentioned ....
to pay unto SOPHIA BROMLEY of [blank
space] one annuity or clear yearly sum of £240 ..... during the
term of her natural life to pay unto or to permitt and suffer my
son CHARLES DIXON to have receive and take and enjoy the residue and
remainder of the rents .....
and from and after the death of the said
SOPHIA BROMLEY the whole of the said rents and annual proceeds in
like manner for his own absolute use for and during the term of his
natural life and after the decease of my said son CHARLES DIXON in
case my said son CHARLES DIXON shall not live to attain the age of
21 years I hereby direct the said farms messuages tenements ....
(but subject to the said annuity of £240.... shall go and be
conveyed amongst such of my other children namely SOPHIA JUDITH
STUBBS, the said MARY DIXON, the said LOUISA DIXON and JOHN STEWART
DIXON ......
also a leashold messuage near Chapel
Court, High Street Southwark to OLINTHUS GILBERT GREGORY and JOSHUA
RUSSELL .... in the occupation of JOSEPH NICHOLSON and premises in
Dartmouth Row Blackheath and in the occupation of Dr THOMAS MYERS
and three leashold tenements in Bond Street County Middlesex in the
occupation of THOMAS KENT, WILLIAM PAYNE and THOMAS JAMES BUXTON and
22 shares in the Commerical sale Rooms in
the City of London and 160 shares in Imperial Life Insurance Office
int he City of London .... to pay to my daughter SOPHIA JUDITH
STUBBS wife of JOSEPH STUBBS of Cannon street in the City of London
wholesale Grocer rents of the last mentioned premises and to
OLINTHUS GILBERT GREGORY and JOSHUA RUSSELL .... money due to me
from WILLIAM THOMAS and 25 shares in Margate Pier, County of Kent,
and shares in Albion Fire and Life Assurance Company and Highgate
Archway Bond and Bonds .... to pay my daughter MARY DIXON ..... and
my freehold estate mesuages at Muswell Hill County Middlesex and
freehold hereditaments estate at Piggs Marsh County Surrey now on
lease int he occupation of SAMUEL and JOHN OXTABY and copyhold
messuage at Muswell Hill and freehold messuage in the High Street
Southwark on lease to HENRY PIGEON and a freehold messuage on the
Corner of ?Catherine? Wheel Inn in the High Street Southwark on
lease to DANIEL BIRT and two freehold messuages on the south side of
?Falcon Court in the High street Southwark now in the occupation of
Mrs GRIGG and [blank] HOOPER and 26 shares in Bristol Dock Company
and my 20 Margate Pier Bonds and my Camden Town Paving Bonds payable
to the parish of Camden Town County Middlesex and my St Catherine
Dock Bonds payable to the St Catherine Dock Company ... unto CHARLES
DIXON and OLINTHUS GILBERT GREGORY and JOSHUA RUSSELL .....
.... as to the copyhold hereditaments at
Muswell Hill ... at the will of the Lord according tot he customs of
the Manor ... and at Piggs Marsh .....
LOUISA DIXON to receive the rents.....
I give and bequeath all those me lands
hereditaments and premises with 4 cattlegates situate on Middleham
Moor and all my estate and premises at Middleham in the occupation
of [blankspace] LISTER and WILLIAM HARPER and all my hereditaments
and premises at Coverham in the occupation of JOSEPH LOFTHOUSE,
WIDOW YEOMAN and JOHN LOFTHOUSE and 2 leasehold tenements now let in
the occupation of THOMAS JONES and WILLIAM HUNT situate in the Lower
Road Rotherhithe in County Surrey and money due to me from WILLIAM
SPENCE on mortgage and shares in the Imperial Fire Assurance Office,
the Kent Water Works and the Margate Steam Packet Company unto
CHARLES DIXON , OLINTHUS GREGORY and JOSHUA RUSSELL ..... to pay
JOHN STEWART DIXON ...... [legal clauses to take care of situation
if one child dies] ...... and to pay unto CHARLES DIXON, OLINTHUS
GILBERT GREGORY and JOSHUA RUSSELL the sum of £7,000 part of a debt
of money due to me from Messrs Stubbs, Absolom and Caming? of Cannon
street in the City of London wholesale Grocers ... to pay unto
JOSEPH STUBBS, SOPHIA STUBBS, MARY STUBBS, WILLIAM ARTHUR STUBBS,
CHARLES STEWART STUBBS, JOHN STUBBS and ELIZABETH STUBBS children of
my daughter SOPHIA JUDITH STUBBS .....
All the rest and residue and remainder of
my estate unto CHARLES DIXON , OLINTHUS GILBERT GREGORY and JOSHUA
RUSSELL....

This is a codicil to the Last Will and
Testament of WILLIAM DIXON of Dartmouth Place, Blackheath, County of
Kent ....
re my daughter MARY DIXON ... my dwelling
house and premises in Dartmouth Place Blackheath where I now reside
and the furniture and things but I am desirous of revoking and do
revoke anul and make void such gift and bequest of the ultimate
residue of my estate and effects as above mentioned to my said
daughter MARY DIXON ... and so far as relates to the dwelling house
and premises in Dartmouth Place, Blackheath where I now reside and
furniture and other effects I do hereby give and bequeath ..... unto
CHARLES DIXON and OLINTHUS GILBERT GREGORY and JOSHUA RUSSELL ....
to service the appropriation of the premises now occupied as a
School Room for my said son CHARLES DIXON .... and I do hereby
direct and declare that the said CHARLES DIXON , OLINTHUS GILBERT
GREGORY and JOSHUA RUSSELL trustees of my will shall be invested of
and in the ultimate residue and remainder of my estate and effects
..... and exclusive of my said dwelling house and premises at
Dartmouth Place and the furniture and other effects upon trust for
my daughter MARY DIXON ... and in all other respects I confirm my
said will

This is a further codicil tot he last will
and testament of me WILLIAM DIXON of Dartmouth Place Blackheath in
the County of Kent Esquire Whereas I have given and bequeathed unto
CHARLES DIXON , OLINTHUS GILBERT GREGORY and JOSHUA RUSSELL ....
£2,000 ... for the purchase of £3 per cent consolidated bank
annuities in their own names and from time to time to pay the
interest dividends and annual proceeds ... for the support and
continuance of the School or Children maintained by me and carried
on in part of the premises where I reside in Dartmouth Place during
the ?.....? of the term for which I hold the said premises under
LORD DARTMOUTH .. under a lease and the school should continue as
long as the lease ..... I do hereby revoke and annul and make void
the said gifts or bequests of the said £2,000 and of my said
dwelling house and premises at Dartmouth Place ..... and I do hereby
give and bequeath unto CHARLES DIXON , OLINTHUS GILBERT GREGORY and
JOSHUA RUSSELL £2,000 for the trusts and purposes hereafter
mentioned .... the purchase of £3 per cent consolidated bank
annuities .... the interest .....
towards the education or intruction in
useful learning of children of poor persons ..... the house where I
reside at Dartmough Place Blackheath abd furniture to CHARLES DIXON
.... that he will allow Coach House and Stable to be used for a
schoolroom in the manner as the same are now used .... 24 January
1834 witnesses Samuel Stringer, John Littleford, James Mason Kimpton,
clerks to Mr Russell, Saint Street, Southwark.
This is a further codicil to the last will
and testament of me WILLIAM DIXON of Dartmouth Place Blackheath in
the County of Kent ..... premises at Muswell Hill in the County of
Middlesex ....Piggs Marsh... High Street Southwark ... and
Catherine Wheel Inn ... shares and rents to LOUSIA DIXON my said
daughter is now afflicted with mental derangement and I am desirous
of making other provision for her ..... I do hererby revoke the said
trust .... and declare that the said trustees shall stand seized and
possessed of all the property mentioned ... In trust .... to provide
for the benefit advantage safe protection proper medical care and
treatment and personal comfort of my said daughter LOUISA DIXON ...
I also revoke the legacy of £100 to LOUISA ...
