In the Name of God Amen I John Binder of
Brentwood in the County of Essex bricklayer being in perfect
mind memory and understanding thanks be to god for the same do
make publish and declare this to be my last Will and Testament
in manner and form following that is to say first I resign my
Soul to Almighty God hoping through the merits of Jesus Christ
our Saviour to enjoy perpetual rest in heaven and my body I
commit to the Earth to be privately and decently buried at the
discretion of my Executrix and Executor hereinafter named and as
to all my customary and Copyhold messuages now divided with
three Tenements with the Yards Gardens outbuildings &
Appurtenances thereunto belonging situate and being in Brentwood
aforesaid the same being already surrendered to the use of this
my Will save and except all that piece or parcel of Ground being
part and parcel thereof lying at the West End of the above
mentioned premises the South ffront thereof containing 35 ft
long the West side near adjoining to a field called Harrow Croft
43 ft long the East End 43 feet long and the north End thereof
containing 35 feet long be the said several Dimensions little
more or less lately sold by me to Mr Daniel Bowerman unto my
dearly beloved Wife Ann Binder and my good friend George Hide of
Chadwell in the Parish of Barking in the County of Essex
Blacksmith upon and for the several uses hereinafter mentioned
that is to say upon trust that my said wife Ann do and shall
receive and take the rents and profits thereof to and for her
own use and benefit for and during the term of her natural life
and from and immediately after her decease I empower order and
direct the said George Hide or his heirs to make sale and
actually sell and dispose of all the above mentioned messuage or
cottages hereditaments and premises except as aforesaid with the
appurtenances either by public sale or private contract unto any
person that shall be willing to become the purchaser thereof and
as to the money arising by such sale after payment of all costs
charges and expences of such sale together with all the rents
issues and profits thereof until the same can be sold it is my
mind will and desire and I do hereby order and direst my said
Trustee to pay and equally divide the same and every part
thereof unto and between all my six Children that shall be
living at that time to and for their own use and benefit and as
to and concerning all and singular my household Goods plate
linen and china stock in trade and all and singular the rest
residue and remainder of my personal estate and effects
whatsoever and wheresoever and of what nature or kind soever
that I may be possessed of interested in or entitled unto at the
time of my decease I give and bequeath the same and every part
and parcel thereof unto my said Wife Ann to and for her own ue
and benefit provided and it is my mind will and desire and I do
hereby order and direct that the receipt and receipts of my said
Trustee shall be a good and sufficient receipt and discharge to
the purchaser and purchasers of all my said Copyhold Estate
above directed to be sold for so much money as shall therein be
expressed to be received and that such purchaser shall not
afterwards be answerable or accountable for his her or their
purchase money nor shall they or either of them be obliged to
see to the application thereof or any part thereof and lastly I
do hereby nominate and appoint my said my said wife Ann and
George Hide Executrix and Executor of this my Will hereby
revoking & making void all former and other Will and Wills by me
at any time heretofore made do publish and declare this to my
last Will and Testament In Witness whereof I the said John
Binder the Testator have to this my last Will contained in one
sheet of paper set my hand and seal this nineteenth day of June
in the Year of our Lord one thousand eight hundred and twenty
