This is the Will of me
Thomas Bartlett of Aston in the Parish of Bampton in the County
of Oxford Farmer as follows First I direct that all my debts and
legacies and funeral expenses shall be paid and discharged by my
Executors hereinafter named out of my personal Estate And I give
and devise unto my son and trustee William Bartlett and his
heirs All that my Close or inclosed Ground with the
appurtenances heretofore given to my late father by the will of
William Young deceased situate and being in a place called
Bampton Grounds in the parish of Bampton aforesaid and all that
one third part of a half yard of meadow situate and being in
Aston and Cote aforesaid heretofore bought of Bethnel Shepperd
And also all those two Cow Commons in Aston and Cote aforesaid
heretofore bought of William Bullock and all that half quarter
of a yard lands of arable land with one third part of a half
yard of Meadow in the Crane and two cow commons and half a
quarter sheep commons and appurtenances to the said half quarter
of a yard lands belonging or appertaining and which said half
quarter of a yard lands and premises were purchased by me of Mrs
Hoskins and . Hoskins her son to hold the same with the
appurtenances unto my said son William Bartlett and his heirs
and assigns upon trust that he my said son and his sons do and
shall out of the rents and profits of the said Close in Bampton
Ground pay to my said wife Ann and her assigns one annuity or
yearly sum of two pounds clear of all deductions for and during
the term of her natural life to be in lieu and bar of her Dower
and thirds therein And upon trust to pay and apply the rest and
residue of the said rents and profits of other the devised
premises for and towards the maintenance and support of my son
Thomas Bartlett for and during the term of his natural life and
from and after the decease of my said son Thomas I give and
devise the said Close or enclosed Ground Lands Commons and
premises with the Appurtenances unto the heirs of the body of my
said son Thomas And in default of such issue I give and devise
the same Close Lands Commons Hereditaments and premises unto and
to the use of my said son William his heirs and assigns for
ever Also I give and devise unto my said son William and his
heirs all that my messuage and homestall situate in Aston
aforesaid and all that my half yard Lands with the meadows and
commons thereto belonging being that moiety or half part of one
yard Lands Meadows and Commons situate lying and being
dispersedly in the Common Fields Liberties and precincts of
Aston aforesaid and of Coat in the parish of Bampton aforesaid
now in my own occupation which I hold by Lease granted by Thomas
Horde Esquire for three lives and which were the separate
property and in the occupation and possession of my late Uncle
John Bartlett deceased which said moiety and premises hereby
devised are particularly described in a schedule or terrier of
the same lately made and signed by me dated the twenty fourth
day of March one thousand eight hundred and twelve To hold the
same last mentioned premises unto and to the use of my said son
William his heirs Executors Administrators and Assigns for all
such estate term and interest I have to come therein subject
nevertheless and I will and direct that my said wife shall
continue to reside in my said dwelling house with my said son
William without paying any rent for the same during the term of
her natural life unto whom I give the same accordingly unless my
said son shall provide a suitable dwelling house or residence
for her elsewhere at his own expense Also I give and devise
unto my son Edmund Bartlett all that one quarter of a yard lands
with the meadows and Commons thereto belonging now also in my
own occupation and being that part and parcel of the before
mentioned one yard lands Meadows and Commons which were late the
property and in the occupation and possession of Robert
Sparrowhawk and which devise quarter and premises are also
particularly described in a schedule or Terrior thereof lately
made and signed by me dated the 24th day of March 1812 and also
all that other quarter of a yard lands with the meadows and
commons thereto belonging now also in my own occupation being
the remaining part of the same before mentioned one yard lands
meadows and commons and late the property and in the occupation
of William Sparrowhawk and which last mentioned quarter of a
yard lands I have also described and set forth in a schedule or
Terrior thereof signed by me dated the twenty fourth day of
March 1812 to hold to him my said son Edmund for all my estate
and interest therein Also I give and devise unto my said son
Edmund Bartlett all that my quarter of a yard lands situate and
being in Aston and Coat aforesaid with the meadows and Commons
thereto belonging heretofore bought by my late father of Thomas
Ricketts of Coat And all that my other quarter of a yard lands
with the meadows and commons thereto belonging in Aston and Coat
aforesaid which I also purchased of the said Mrs Hoskins and her
son to hold the said last mentioned quarters of a yard lands and
premises with the appurtenances unto my said son Edmund and his
heirs upon trust to pay and apply the rents issues and profits
thereof for and towards the maintenance and support of my son
Jonathan Bartlett for and during the term of his natural life
And from and immediately after his decease I give and devise the
same last mentioned lands hereditaments and premises with
the appurtenances unto
the heirs of the body of my said son Jonathan And in default of
such issue To the use of my said son Edmund his heirs and
assigns for ever And I give and devise to my son Joseph
Bartlett all that one quarter of a Yard Lands with the meadows
and commons thereto belonging situate and being in Aston and
Coat aforesaid which I also purchased of Mrs Hoskins and her son
formerly Bowles’s and also one Butt of Land in Aston and Coat
aforesaid heretofore bought of Thomas Williams To hold to him my
said son Joseph Bartlett his heirs and assigns subject to and
charged and chargeable with the payment of the sum of one pounds
and fifteen shillings yearly and every year to my said wife for
and during the term of her natural life in lieu and in full Bar
of her Dower and thirds in the same premises Also I give and
devise to my son William Bartlett all that my half yard lands
with the meadows and Commons thereto belonging in Aston and Coat
aforesaid heretofore purchased by my late father of William
Young to hold the same with the appurtenances unto my said son
William Bartlett his heirs and assigns charged and chargeable
nevertheless with payment of the sum of three hundred pounds to
my daughter Elizabeth Bartlett And of the further sum of three
hundred pounds to my daughter Ann Banting and with the payment
of the further sum of one hundred and ten pounds to my said son
Joseph Bartlett each of the said legacies or sums to be paid at
the end of one year next after my decease with interest for the
same respectively from the time of my decease And I also charge
the same half yard lands and premises with payment of the sum of
five pounds and four shillings yearly and every year unto my
said wife and her assigns by weekly payments for and during the
term of her natural life free and clear of all reductions
whatsoever to be also in lieu and full satisfaction of and for
her Dower and thirds in the same last mentioned premises Also I
give and devise to my said son Edmund Bartlett All that my other
or remaining half yard lands with the meadows and Commons
thereunto belonging which I purchased of the said William
Bullock situate and being in Aston and Coat aforesaid To hold to
my said son Edmund his heirs and assigns charged and chargeable
nevertheless with the payment of the sum of three hundred pounds
to my daughter Charlotte and of the further sum of three hundred
pounds to my daughter Mary Holliday and also with payment of the
further sum of one hundred and ten pounds to my said son Joseph
Bartlett which three last mentioned legacies I direct to be paid
at the end of one year next after my decease with lawful
interest for the same respectively in the mean time And I hereby
also charge and make chargeable the same last mentioned half
yard Lands Commons and premises with the payment of the sum of
five pounds and four shillings yearly and every year to my said
wife and her assigns by weekly payments for and during the term
of her natural life in full bar and satisfaction of and for her
Dower and thirds in the same premises And I also give to my said
wife my bed whereon I sleep with the bedstead furniture and bed
quilt thereto belonging and one pair of sheets and one blanket
and also one third part of all my household goods and furniture
and it is my will and desire that the said annuity of two pounds
to my said wife hereinbefore charged upon the Lands devised in
trust for my said son Thomas shall upon the decease of my said
wife cease and sink into the said estate charged therewith and
be thenceforth for the benefit support and maintenance of my
said son Thomas And I also Order and direct that the said
annuities so given to my said wife shall be in full bar of any
Dower and Thirds which she may claim or be entitled to claim by
from or out of all or any Lands heredits and premises of which I
may die seized and that if any claim or demands shall be made or
sued for such Dower or Thirds or any part thereof the said
annuities and yearly sums intended for the benefit of my said
wife shall thenceforth cease and be no longer paid or payable
All the rest residue and remainder of my household goods and
furniture of household I give and bequeath unto my friends
Jonathan Arnat of Lew in the parish of Bampton aforesaid
Gentleman and Thomas Skinner of Witney in the said County of
Oxford Broker Upon trust to be equally divided amongst my said
sons William Edmund and Joseph and my said daughters Elizabeth
and Charlotte as soon as conveniently may be after my decease
Also I give to my said wife the sum of five pounds of lawful
money to be paid by my Executors hereinafter named out my
personal estate not before by me disposed of All the rest
residue and remainder of my real and personal Estate Goods
Chattels and effects whatsoever and whosesoever I do give and
bequeath the same and every part thereof unto my said sons
William and Edmund their heirs executors administrators and
assigns equally share and share alike charged and chargeable
nevertheless with the payment of the several legacies
hereinbefore given and directed to be paid out of my Real
Estates as aforesaid in case the same Real Estates may be
insufficient for that purpose And I nominate and appoint my said
sons William and Edmund joint Executors of this my last Will and
Testament In witness whereof I the said testator Thomas
Bartlett have to this my last Will and Testament contained in
four sheets of paper to the first three sheets set my hand and
to this the last sheet set my hand and seal the fourteenth day
of September one thousand eight hundred and twelve

Testator as and for his last Will and Testament in the presence
of us who at his request in his presence and in the presence of

Proved
at London 31st August 1813 before the Judge by the
oaths of William Bartlett and Edmund Bartlett the sons and
Executors to whom Admon was granted they being first sworn (by
Comon) duly to administer
